Many homeowners and even first-time buyers confuse home inspection with home repair. It’s understandable because you call someone to look at what’s wrong, and you expect them to fix it, right?

Not quite.

As Steve, our lead inspector at Apex Home Inspections, puts it:

“A home inspection tells you what’s happening behind the walls. Home repair comes after. They’re two very different jobs and both are essential.”

Let’s break it down using real-world examples from what we see every day in Kamloops, Vernon, and surrounding BC communities.

Why People Confuse Home Inspection and Repair

Home inspections are evaluations—not fixes. Think of them like a physical check-up for your house. We’re here to uncover existing issues, potential problems, and things you may not notice, all before they turn into big-ticket repairs.

Repairs, on the other hand, involve tools, materials, and contractors. These are the professionals who come in after the inspection to resolve the issues we’ve identified.

Where does it get confusing? In areas like plumbing, electrical systems, or structural integrity, homeowners often expect inspectors to troubleshoot or fix the problem on the spot. But licensed inspectors don’t perform repairs since doing so would create a conflict of interest.

Plumbing: Hidden Leaks, Big Consequences

During a pre-purchase home inspection, Steve often checks under sinks, behind access panels, and around water heaters. Just last month, he uncovered a pinhole leak behind a shower wall in a home listed at full market price. No visible water damage—yet.

“We flagged it early,” Steve says. “That leak could’ve led to mold growth, drywall damage, or even floor rot within months.”

The buyer was able to request a repair before closing. Without the inspection, that problem would've become a costly surprise.

Again, home inspection and repair are two separate steps: the first identifies; the second solves.

Electrical: Code Compliance and Safety Risks

Another area that blurs this line is electrical work. You might assume everything’s fine because the lights are turning ON—but we often find improper wiring, overloaded breakers, or DIY fixes that don’t meet BC code.

For instance, knob-and-tube wiring in older homes is a major safety concern. While we don’t rewire the house ourselves, we highlight this issue in our inspection report so you can get a licensed electrician involved.

Steve says, “Our job is to protect your safety and your wallet, and electrical problems can hit both hard.”

A thorough maintenance inspection can catch these risks way before they become potential health or fire hazards, especially for older properties.

Foundation & Structure: Not All Cracks Are Equal

Foundation issues can be minor… or a complete red flag. A crack in the basement might just be cosmetic or it could mean settling, poor drainage, or structural movement.

During inspections, we use moisture meters and laser levels to determine if the issue is serious. While we don’t patch the crack, we do provide detailed observations and recommendations that homeowners then take to a qualified repair contractor or structural engineer for the next step.

This is a perfect example of why home inspection and repair aren’t interchangeable. Misunderstanding that difference can cost thousands or even your safety down the line.

Hiring a contractor before you’ve had a proper inspection is like treating symptoms before knowing the diagnosis. Without a clear, unbiased report, you could overpay for unnecessary work or miss hidden problems altogether.
